Environmental Testing
+ $50 asbestos test for homes built between 1970-1985
Asbestos-Positive Ceilings
If testing confirms asbestos, the following pricing and procedures apply:
+ $3.00/sqft (minimum $2,500) for asbestos-positive ceilings.
If test confirms asbestos, we follow Oklahoma Department of Labor guidelines and industry best practices, including wet removal methods, containment, HEPA filtration, and enhanced cleanup. These protocols require additional time, labor, and materials, which are reflected in the pricing.
+ $1.00/sqft — Required knock-down texture finish
For asbestos-positive ceilings, a knock-down texture finish is required to seal and encapsulate the ceiling surface following removal. This step provides an added layer of protection and ensures a durable, uniform finish.
Surface & Ceiling Conditions
+ $0.25/sqft for coffered ceilings (due to increased detail and prep work)
+ $1.00/sqft for painted popcorn ceilings (requires additional scraping and surface preparation)
Furniture & Accessibility
+ 25% surcharge when large furniture remains in the workspace, due to added protection, prep, and labor required to work safely around items.
Ceiling Height
Areas with ceilings over 14 feet will be quoted separately following an on-site evaluation, due to specialized equipment and safety requirements.

*Essential Package - Finish Standard
The Essential Package delivers a smooth Level 3 flat ceiling finish. While not a Level 5 finish, it is significantly cleaner and more refined than DIY hand-scraping. This package is ideal for homes with unpainted popcorn ceilings and offers a cost-effective solution for homeowners who want a professional result without the added expense of full texturing.
